- What is LS Rentals’ 10-Point Tenant Screening Process?
To ensure a safe, respectful, and community-oriented environment, all student applicants go through LS Rentals’ 10-Point Tenant Screening Process:
- Application – Only serious and committed applicants proceed.
- Pre-screening Call or In-Person Showing – This helps us get to know you and answer questions early.
- Photo ID Verification – Confirms your identity and reduces the risk of fraud.
- Enrollment Confirmation – You must be a student at Western University or Fanshawe College.
- Occupancy Limit – We follow strict occupancy standards to promote safety and comfort.
- Non-Smoking Agreement – All tenants must commit to our non-smoking policy.
- Pet Consideration – Pet policies vary by property; we’ll discuss this upfront.
- Secure Income – We require proof of stable financial support to cover rent.
- Guarantor Requirement – A parent/guardian must sign a guarantor form.
- Final Manager Review – All submitted info is reviewed to ensure alignment with our property standards.
This process helps maintain quality housing for everyone and ensures a smooth leasing experience. Contact us if you have any questions.
No. While we primarily offer student accommodations, non-students and working professionals may also apply.
Per the lease terms, tenant liability insurance must be secured to protect against theft, fire, accidental damage, or injury of occupants or guests. While the owner will have insurance to cover property damage or loss, this insurance does not extend to the tenant’s contents.
Yes, we require a 12-month minimum lease. If you’d like to extend your lease, contact us before your lease term ends. We sometimes offer 8-month leases, but these are usually reserved for properties under major renovations.
As per Ontario law, LS Rentals only requires last month’s rent upon lease signing—no additional security deposit is required.

Property viewings can be scheduled by contacting our office at (226) 377-7777 or emailing info@lsrentals.ca. Availability may vary, so it’s best to schedule in advance.
We recommend that students avoid keeping pets on the property. If left alone for too long, pets can cause damage, and the tenant is responsible for any repairs.
No. All LS Rentals properties are strictly non-smoking, both indoors and on the property grounds. As part of our 10-Point Tenant Screening Process, applicants must agree to our non-smoking policy before signing a lease. This helps us maintain clean, healthy, and safe living environments for all tenants.
Violation of the smoking policy may result in cleaning charges or lease termination.
Rent typically covers the use of the unit, but utilities, internet, and maintenance fees may vary depending on your lease. Please review your lease agreement or contact our office for details.
If your roommate moves out early, the remaining tenants are still responsible for the full lease payment. You may find a sublet or a replacement tenant, subject to approval and fees.
Parking availability varies by property. Please contact the office at (226) 377-7777 to inquire about parking spots and associated costs.
Lease and Subletting
Under Ontario’s Residential Tenancies Act, you have two options if you need to leave before your lease ends:
- Assignment – Find a replacement tenant approved by LS Rentals; this removes your legal obligations
- Subletting – You may sublet your unit, but you and your guarantor remain responsible for payments. A $250 administration fee applies
Contact info@lsrentals.ca for guidance on these processes
If you wish to renew your lease, contact us at least 90 days before your lease term ends to discuss options and availability.
